Dubai Rental Market: Renewals Lead Activity as Q4 Begins
Dubai’s rental activity through the first three quarters of 2026 and into early October highlights the importance of existing tenancies. 354,034 contracts were renewed, compared with 288,622 new rental contracts, putting renewals at approximately 55% of the combined 642,656 contracts.
For landlords and tenants, these figures provide useful context for the months ahead. At Gold Mark Real Estate, our view is that successful rental decisions depend on understanding the local market and weighing the overall value of a tenancy alongside its headline price.
Understanding the Numbers
Average annual rents stood at
AED 58,000 for new contracts and
AED 62,000 for renewals across the selected Dubai-wide dataset.
These averages span different property types, sizes and locations. They provide broad market context rather than a pricing benchmark for an individual home. The higher renewal average does not mean renewing the same property costs more than moving, as the two averages represent different groups of properties.
Renewals accounted for the larger share of activity.
For Landlords: Focus on the Overall Return
For landlords, the opportunity is to balance competitive rental income with continuity of occupancy. A reliable tenant, a well-maintained property and a timely renewal discussion can all contribute to that balance.
When reviewing a renewal, consider the tenant’s payment history, the proposed terms and the potential cost of finding a replacement. A higher rent may offer limited benefit if securing it requires a lengthy vacancy.
For example, a property renting at
AED 100,000 annually generates approximately
AED 8,333 per month. One month without a tenant would exceed the additional income from a hypothetical
AED 5,000 annual increase. This illustrates why occupancy matters alongside price.
Pricing should reflect comparable properties within the same building or community, taking account of layout, condition, furnishing and amenities. Responsive maintenance and clear communication also help preserve the property’s appeal and support a positive tenancy.
Gold Mark’s community specialists help landlords assess local competition and position their properties with both rental income and occupancy in mind.
For Tenants: Compare Value Beyond Annual Rent
For tenants, the priority is to assess the full value of staying versus moving.
A lower advertised rent may come with relocation expenses, agency fees, deposits and furnishing costs. Location, commuting time, amenities and the suitability of the home should also form part of the comparison.
Reviewing options early gives tenants time to understand renewal terms, compare suitable alternatives and plan their next step. The most useful comparison is between similar properties in the same area, rather than against a Dubai-wide average.
Gold Mark helps tenants explore those options with their budget, preferred community and practical needs in mind.
Gold Mark’s Outlook for Q4
With renewals representing approximately
55% of contracts and new lettings contributing nearly
289,000 contracts, both existing tenancies and new rental opportunities remain significant parts of the market.
For landlords, the focus is on realistic pricing, property condition and the overall income outcome. For tenants, it is on affordability, suitability and the total cost of their decision.
